I Didn’t know that!: Top Nine Land of the decade

There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.

The arithmetic here is brutal and worth understanding clearly. A buyer who financed a $400,000 home at three percent in 2021 pays roughly $1,686 per month on principal and interest. That same loan at a seven percent rate costs $2,661. That gap of nearly a thousand dollars a month is why transaction volume has fallen to levels not seen in decades. Volume collapsed. Prices mostly did not.

Marian is a name you might hear from a lot of agents right now, because the buyers getting deals done tend to treat the purchase like a business transaction rather than an emotional event. That is not a personality trait. It is a preparation habit.

Shop at least three lenders before you commit to one. A 0.25 percent gap between two lenders’ quotes adds up to around twenty thousand dollars over a thirty-year loan on a four hundred thousand dollar mortgage. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.

The inspection is where the marketing copy meets reality. Show up for it even if it costs you half a day of work. A good home inspector will walk you through what they are finding as they go, and those few hours will shape your understanding of the home for as long as you own it.

Price matters, but terms matter too. Deal structure has won more competitive situations than overbidding has.

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is more navigable than the headlines suggest. The homes that are priced correctly for current conditions are still moving. They are moving to buyers who showed up prepared.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who understood what they could afford and moved with confidence. The most useful thing you can do today is look at homes for sale near you and see whether the numbers work for your situation.
